Reminder/Clarification:

  1. Covenants/Restrictions - Need 80% vote to support updates to covenant’s restrictions
    • NOTE: this changes in 2024 to 51%

0.  General Items:

  • Canton Township Ordinance Inspections:

Fairways at Pheasant Run - for your awareness, there will be local ordinance inspections by the township through July/August to ensure homes are being properly taken care of and there aren’t any open/glaring concerns.

Here is a list of the items to be reviewed by the township:

  • Deteriorated structures 
    • Rotting windows/siding/trim/play structures
    • Rusted and/or non-functioning vehicles 
  • Feeding of wildlife creating a nuisance
  • Improper care of domestic animals
  • Inoperable/unlicensed vehicles
  • Blight/junk/debris on property
  • Outdoor storage
  • Dumpster maintenance
  • Parking on Lawn, Off-street parking locations
  • Operating a business out of a residence
  • Grass height or noxious weeds
  • Trees/shrubs encroaching on sidewalk
  • Snow removal on sidewalk
  • Signs posted in the road right-of-way (area between sidewalk and street)
  • Additional item from Fairways Covenants and Restrictions: Boats/Pontoon Boats/PWCs/RVs/etc. Within the specified timeframe.
    • Per Covenants/Restrictions: No house-trailer, commercial vehicle, truck, boat, boat trailer, snow mobile, camper, recreational vehicle or camping, horse or other utility trailer or vehicle (except passenger cars and passenger vans) may be parked or stored on any Lot unless stored fully enclosed within an attached garage otherwise constructed in accordance with this Declaration, except that (i) commercial trucks and vehicles may be parked upon any Lot while making deliveries or pickups in the normal course of business.

Best policy is to be proactive and consistent about making sure homeowners aren’t in a gray area where citations could be considered by the township for the homeowner to be responsible for fines/fees.  Please review and let’s keep our neighborhood in the highest standard for ourselves and our community.

  • Vegetable Garden Recommendation(s) - Discussions Ongoing - Current point of concern are fences and upkeep.  Also, for purposes of curb appeal and respect for neighbors, warnings, notifications, and fine structures for unkept yards/gardens are also being discussed.

Per current convents/restrictions - Currently not allowed

TEMPORARY STRUCTURES. No structure of a temporary character, trailer, commercial vehicle, recreation vehicle, shack, garage, barn, storage shed, tent, tree house, or other similar outbuilding, may be used or occupied at any time, on any Lot, either temporarily or permanently, except that (i) tents for entertainment purposes may be erected on any Lot for periods not to exceed forty­eight (48) hours; (ii) an appurtenant swimming pool bathhouse may be maintained on any Lot, provided that the plans for such swimming pool and bathhouse shall have been approved by the Committee and Township; and (iii) a temporary storage building for the storage of materials and supplies to be used in connection with the construction of a Dwelling on any Lot may be kept and maintained on such Lot during the period of such construction.

2.  Roadway Commission (PRRMA): 

  • Monument maintenance/cleaning:
    • PRRMA sourcing a contractor to support fixing/cleaning of monuments at entrances to Fairways at Pheasant run - Timeline TBD.  To be confirmed in Next PRRMA meeting (~2 weeks)
  • Drain Washout/Blockage Assessment - Contractor planned to be sourced during mid to late fall to support open items from spring and ensure all drains are clear from blockage and Recommend during mid/late fall
    • HOA is responsible for drain inspections
    • Reminders will be sent on website for when cleaning/servicing will occur

4.  Treasury:

  • Everything is updated, budget under control - no concerns
